Mortgage Questions, Clearly Answered

Every situation is different, but these are some of the questions I hear most often.

How much can I qualify to borrow?

Qualification depends on income, monthly obligations, credit, assets, down payment, loan type, and the property itself. A full review gives you a much more reliable answer than an online calculator.

What is the difference between prequalification and preapproval?

Prequalification is generally an early estimate based on information you provide. Preapproval usually involves a more detailed review of credit, income, assets, and loan eligibility.

Should I refinance now or wait?

That depends on more than the interest rate. We also look at closing costs, payment savings, break-even time, loan term, equity needs, and how long you expect to keep the property.

What is a DSCR loan?

A DSCR loan is designed primarily for investment properties and may qualify based largely on the property's rental income rather than traditional employment income.

What is a bank statement loan?

Bank statement programs may help eligible self-employed borrowers document qualifying income using personal or business bank deposits instead of traditional tax-return calculations.

What is the difference between a HELOC and a cash-out refinance?

A HELOC is generally a revolving line of credit secured by your home. A cash-out refinance replaces your current mortgage with a new, larger loan. The better choice depends on your rate, costs, payment, equity needs, and long-term plans.

Is a reverse mortgage right for everyone over age 62?

No. A reverse mortgage can be useful in certain retirement situations, but your equity, goals, property plans, costs, obligations, and alternatives should all be carefully considered.
